One Chance to Make a First Impression
The buyers will judge your home by the exterior first before they have even seen the inside? If the first impression does not make them feel welcome, they may decide not to go inside and have a look. I have had clients judge the home upon arrival and never go inside.
You don’t need to spend a lot of money on the outside; make sure the home looks clean, wash it down with a garden hose, cut the grass, trim the trees, place a few flower pots, even think about a bench or a welcome mat. You want the buyers to drive up to your home and feel at home right away.
Remove Personal Items
This tip is one that will be very hard for most of us. You will need to remove your personal items; (examples; family pictures, your kids’ artwork from the fridge and your kids’ toys).
You want to declutter your home; don’t have a ton stuff just hanging around. You want buyers to walk into your home and see themselves living in your home.
A good idea is to bring in a stager to help you go through each room; they will also recommend how each room can be staged after you have removed your items.

Kitchen and Bathrooms; The Money Rooms
The kitchen and bathrooms will sell your home. If you are going to spend any money on renovations to market your home; these are the rooms, you want to focus on.
Start with a fresh coat of neutral paint, change the countertop and sink, updating your cabinet hardware and putting in new light fixtures.
Another great tip for the kitchen is purchasing new stainless-steel appliances; buyers love to see new shiny things and start picturing themselves using these items and rooms.
Avoiding Over Powering Smells
You want to make sure your home doesn’t smell bad or have an overpowering fragrance of smells when buyers walk into your home.
Make sure to get rid of old cooking smells in the kitchen.
Get rid of any old furniture, clean out the drains and have your carpets cleaned.
Limit the number of candles and room deodorizers in the home. These items can overwhelm your home with smells and have buyers thinking you may be hiding something.
The most welcoming smells for your home are baked bread or cookies; don’t be afraid to bake up a batch of cookies before a potential buyer arrives.
Brewing coffee can also make your home feel warm and cozy when you have a showing!
Don’t Forget Your Closets
Make sure when you start to prepare your home for sale you don’t ignore your closets!! Take the time to organize and remove half of the items making the closets look larger!
Buyers will check out your closets to make sure there is enough space for all their possessions.
